Advance Deposit & Cancellation Policy

A deposit is required before the reservation is confirmed: 3 days or less - full stay deposit; 4 or 5 days - 3 days deposit; 6 days or more - 50% deposit. If confirmed by credit card your account will be charged when the reservation is made. Reservations made within the cancellation period require a non-refundable credit card deposit. Your deposit is applied to the last night(s) of your stay. The balance is due upon arrival. Refunds are not given for early departures. We accept Visa, Mastercard, and Discover.

Your deposit, minus a Service Charge, is refundable only if notice of cancellation is received two weeks prior to arrival date. The Service Charge is 10% of your deposit per room or $25 per room, whichever is greater. Please note: Three weeks prior notice is required for July, August and holiday weekends. If less than the required notice is given we will do our utmost to re-rent the space you reserved and will rebate all that we are able to recapture minus the service charge.

9.7% State & Local tax must be applied to all rates listed.
Rates are seasonally based - highest in summer.
All rates are based on one or two person occupancy. (Family Suite only based on four persons)
Some rooms may accommodate one or two extra persons;
additional charges apply for extra persons (see below). Summer rates are based
on one or two person occupancy and a minimum three night stay. Off-Season rates are
based on one or two person occupancy and a minimum two night stay.
Breakfast is included in price of room.
